Position Summary:
The Associate, Land Acquisition will be responsible for supporting the Acquisition Team as well as the Development Team, for the development of potential sites by identifying, structuring, negotiating and executing real estate transactions with a wide range of property owners and third parties primarily in California, Texas, Oregon, Nevada and Arizona. This role requires real estate transaction and development experience with a focus on third party negotiation, land acquisition, project entitlements, and title resolution. The Associate should have a successful track record of finding, negotiating and closing on real property in the US market.

Principal Responsibilities/Key Results Areas

Identify, conduct outreach and establish relationships with a targeted list of property owners provided by the Acquisition and Development Teams.
Negotiate favorable business terms for a wide variety of transaction documentation including easements, surface waiver agreements, lease options, and purchase options, in close conjunction with the Acquisition, Development and Legal Teams.
Perform high level analysis and review of title, zoning, floodplain, easements, leases, permitting fees, entitlement process, CEQA/NEPA, solar insolation, and other site specific considerations. Advise the Acquisition and Development Teams on any fatal flaws or issues that may prohibit acquisition or development.
Assist in review of underlying issues on title and resolution of issues during due diligence or prior to acquisition.
Assist the Vice President, Senior Manager and Sr. Associate of Acquisitions as necessary.

Knowledge & Skills

Expertise in land development, from inception through final approvals, including CEQA/NEPA and regulatory compliance, permitting, project entitlements, title resolution, civil surveys, and land acquisition
Excellent communication and presentation skills
Abilities
Extremely detail-oriented
Ability to successfully prioritize and juggle competing deadlines
Entrepreneurial work ethic
Comfortable learning about, and working in, dynamic renewable energy industry

Experience & Education

4-year degree required
5+ years of land development experience, from initial land option, through entitlement process, to final completion
Experience in renewable energy and development in California preferred
Land acquisition and title resolution experience and ability strongly desired
Experience utilizing GIS mapping software preferred
Solar or other renewable energy experience strongly preferred and/or knowledge of the power generation industry
