Land Development Associate
Innovative Solar Systems, LLC (ISS) is a developer of utility-scale solar farm projects in the United States. Based in Asheville, NC, the company has grown rapidly over the last five years. Due to company expansion, ISS is interviewing candidates for a land development associate position. Job Summary
The Land Development department is seeking an associate to assist with the development of utility-scale solar farm projects. The successful candidate will work closely with the Land Development Manager in the management of contractors performing ALTA Surveys and Title Research for our solar farm projects. This includes, but is not limited to, support early stage development, reviewing title research, and land transaction support. The successful individual will also assist with zoning and environmental as needed.
Responsibilities
• Skill in communicating effectively in both oral & written form
• Draft, edit and prepare land leases and exhibit maps in order to acquire land for the construction of utility-scale solar facilities in the United States
• Support early stage development, i.e. desktop review of land with regard to FEMA flood studies, wetlands & topography, environmental, regulatory and utility facets of project sites
• Prepare maps of each project by drawing the lease boundary, marking entrance, POI, approximate center and transmission line for all projects and maintain project database
• Order and review preliminary layout (proposed design) of each project
• Review Mineral Rights Research
• Search, analyze, and evaluate title records
• Examine a variety of land records to determine ownership, encumbrances and verify legal description of property
• Site Plan Development
• Review all title research and manage contractors performing ALTA/NSPS Land Title Surveys
• Review deliverables regarding project scope and invoices
• Assist with the management of due diligence processes, obtain/review title research, ALTA/NSPS Land Title Surveys, wetland surveys and topographic surveys and work with expert resources to review reports/studies
• Research prospective sites for new solar farm locations using online GIS platform
• Interface with land owners to discuss land agreements and coordinate on-site activities
• Understand, interpret, and write legal descriptions in all land survey systems of the U.S. such as PLSS, TLSS, and Metes and Bounds
• Collaborate effectively with engineering team to ensure project success throughout all facets of project development
• Work in partnership with many groups (finance, marketing, sales & engineering) to effectively coordinate activities



Qualifications
• Two or four-year degree in geomatics, land surveying, or equivalent preferred
• At least 2 years’ experience with commercial title and survey real estate legal experience
• Experience with PLSS and Mineral Rights a plus, but not required
• Experience in AutoCAD or site plan development a plus, but not required
• Contractor or sub-contractor management, including review of deliverables against scope and invoices
• Excellent user of Windows, MS Office (Excel, Project, Word, PowerPoint & Visio)
• Project management experience is preferred
• Highly organized and detail oriented
• Ability to exercise independent judgement
• Good social skills and work well with a team
• Passionate about Renewables
